Dubai United Arab Emirates
AHS Properties, founded by Emirati businessman Abbas Sajwani, has unveiled the AHS Twin Towers project for Class A commercial offices on Sheikh Zayed Road in Dubai, with an announced value of about $1.3 billion (AED 4.8 billion), through the redevelopment of the Shangri-La Dubai hotel, which was acquired by the company for $299.5 million (1.1 billion dirhams).
Abbas Sajwani, founder and CEO of the company, revealed in statements published by Gulf Business magazine on October 27, 2026, the reservation of more than 30% of the project’s areas before its official launch, with the expected completion during 2028.
The project is part of the expansion of AHS Properties in the commercial office sector in Dubai, following the development of its first project, AHS Tower, which the company announced the sale of all its units during the development phase, worth more than $ 700 million (about 2.57 billion dirhams).
Abbas Sajwani is the son of Emirati businessman Hussein Sajwani, founder and chairman of DAMAC Group, one of Dubai’s leading real estate developers. Abbas founded AHS Properties in 2021 to develop residential and commercial real estate projects in the UAE.
Converting Shangri-La Hotel Dubai into a commercial tower
In June 2026, AHS Properties acquired Shangri-La Dubai from First Abu Dhabi Bank’s Masmak, for $299.5 million (AED 1.1 billion), according to The National. The existing property includes hotel, office, residential and restaurant components, with a total area of approximately one million square feet.
According to the company’s statement, the AHS Twin Towers project will feature a ground floor and 50 floors, with flexible Class A office space, as well as dedicated business, fitness, wellness and restaurant facilities.
According to Sajwani’s statements to Gulf Business magazine, the project will provide office space that occupies entire floors of about 16 thousand square feet, in addition to options that occupy half a floor, allowing companies to choose the appropriate spaces for their operational needs.
Gensler is in charge of the architectural design of the project, while AHS Atelier, the company’s interior design studio, designs the interiors.
30 thousand square feet for fitness and wellness facilities
The company has allocated more than 30 thousand square feet for fitness and wellness facilities, along with more than 12 thousand square feet for restaurants and hospitality facilities, and more than 1000 parking spaces.
The project also includes executive business and meeting lounges, special wellness facilities including a sports swimming pool, dining destinations and a coordinated upper garden on the roof of the building.
Abbas Sajwani, founder and CEO of AHS Properties, said that the project represents a new step in the company’s expansion within the commercial real estate market in Dubai, pointing out that the requirements of companies for offices are no longer limited to the site, but include the design, facilities and services provided by the building.
He added that the transformation of Shangri-La Dubai into the AHS Twin Towers project aims to combine these elements in one of the commercial locations on Sheikh Zayed Road, and to develop a work environment that suits the needs of companies and their employees.
