Aldar Properties, in collaboration with Dubai Holding, is preparing to launch a new real estate project in Dubai that includes about 7,000 residential units, on an area of more than 3.5 million square meters, with plans to launch 1000 housing units within the first phase of the project soon.
Faisal Falkanaz, Chief Financial and Sustainability Officer of Aldar Properties Group, said during a briefing at the company’s headquarters that the group is working on launching the project in cooperation with Dubai Holding, without disclosing its specific location, investment value or official date for the start of sales, according to the Gulf newspaper on October 27, 2026.
In February 2026, Aldar Properties and Dubai Holding announced the expansion of their strategic partnership to develop two new real estate projects in Dubai, which include about 14,000 housing units, with a total development value of more than $10.3 billion (38 billion dirhams).
According to the official announcement in February, the first project is located along the eastern axis of Dubai opposite Nad Al Sheba, on a land area of about 4 million square meters, and includes apartments, villas and townhouses, with the target of launching it during 2026. The second project is located in the Palm Jebel Ali, and includes luxury residential units on the waterfront, with a total floor area of approximately 250 thousand square meters, and its units are scheduled to be put up for sale in 2027.
The partnership between the two companies dates back to February 2023, when they announced an agreement to develop three residential complexes in Dubai with more than 9,000 units, on a total area of 3.55 million square meters. The projects later launched by the partnership included Janan, Athlon and The Wilds.
According to the official announcement issued in February 2026, the total sales of the joint venture between Aldar Properties and Dubai Holding amounted to about $5.9 billion (AED 21.5 billion) as of the date of the announcement, while the portfolio of Aldar’s development projects in Dubai exceeded 2.3 million square meters of new floor space.
Aldar Properties expects to deliver 2500 housing units in 2026
Falkanaz predicted that Al-Dar Real Estate will deliver about 2,500 housing units to buyers and investors during 2026, compared to about 900 housing units in 2025, an expected increase of about 178%, according to the calculations of the “Real Estate” platform based on the figures reported by the newspaper.
He explained that residents in the UAE represent 50% of the company’s real estate buyers, compared to 20% for citizens, and 28% for foreign investors from outside the country, according to the percentages mentioned during the briefing.
He pointed out that the sales of residential units in Abu Dhabi during the current year exceeded the levels of last year by more than 100%, according to his statements quoted by the newspaper.

As part of the expansion of its real estate activities in the UAE, Falkanaz revealed that Aldar Properties is working with Arada to develop a joint venture in the Sih Al Sudaira area of Sharjah, on an area of more than one million square meters. He added that the group intends to buy residential buildings for the purpose of leasing within the “Jada” project of the company “Arad”, near the university city in Sharjah.
