Abu Dhabi, United Arab Emirates
The value of residential real estate sales in Abu Dhabi amounted to about $5.85 billion (AED 21.5 billion) during the third quarter of 2026, an increase of 32% compared to the same period last year, despite the decline in the number of deals, according to a report issued by the real estate consultancy and services company "Savills".
The market recorded 6,085 residential deals during the third quarter, down 19% compared to the second quarter and 7% year-on-year. The company attributed the increase in the value of annual sales, despite the decline in the number of deals, to the continued demand for the most valuable properties.
Sales on the map accounted for 81% of the total number of residential deals, while the average value of the deal on the map was about $1.36 million (AED 5 million), an increase of 15% on a quarterly basis and 40% year-on-year. The average value of the ready-made real estate deal was about $762 thousand (AED 2.8 million).
Luxury real estate deals up 104%
Luxury residential properties have been increasingly active, with 582 transactions worth more than $2.72 million (AED 10 million), up 35 per cent from the second quarter and 104% year-on-year. The real estate on the map accounted for 95% of these deals.
Rachel Kennerly, director of research at Savills Middle East, said: “The residential market in Abu Dhabi continues to show resilience, even as the number of deals falls from earlier in the year. What we are witnessing is a shift towards higher-value purchases, especially in the real estate sector on the map and luxury real estate, where demand remains strong.”
Buyers have become more selective, with greater interest in location, quality and long-term value, she said, noting that the expansion of lifestyle options, infrastructure investments and a growing global presence in Abu Dhabi continue to support the interest of local and foreign buyers.
Apartment prices rise 9%, villas and townhouses 8%
Residential real estate prices recorded moderate quarterly growth, and the average price of apartments was about $6,181 (AED 22,700) per square metre, an increase of 9% year-on-year. The average price of villas and townhouses was about $4,956 (AED 18,200) per square meter, up 8% compared to the same period last year.
In the rental market, 50,500 transactions were recorded during the third quarter, an increase of 29% compared to the second quarter, mainly driven by contract renewals that accounted for 68% of the activity. The performance of new leases varied between the main residential areas.
68,000 housing units expected to be added by 2030
Foreign buyers, including residents and non-resident investors, accounted for 70% of the value of residential sales during the first half of 2026, compared to 64% in the first half of 2024.
Saviles expects to add around 68,000 residential units to the market by 2030, with the new supply concentrated in key locations including the Saadiyat Islands, Reem, Yas and Madinat Zayed.
The company believes that demand will continue to be supported by the components of the Abu Dhabi economy, continuous investments in infrastructure and continued interest in distinguished residential projects, while the volume of the expected supply will remain an important factor in determining the performance of the market.
Saviles is a global real estate services company founded in the UK in 1855, listed on the London Stock Exchange, offering consultancy, real estate management, valuation, brokerage, investment and development services.
