Ellington Properties, in partnership with Al Hamra Group, a real estate development and investment specialist based in Ras Al Khaimah, has announced the launch of the Berkeley Tower for offices in Dubai’s Business Bay area, worth approximately $762.4 million (AED 2.8 billion), in the largest and highest commercial project of Ellington to date, according to the company’s statement.
The tower includes first-class office space and rises to more than 60 floors, according to the statement, as part of the expansion of Dubai-based Ellington, in the commercial real estate sector.
According to the project page on Ellington’s website, the Berkeley Tower has 109 units, and the payment plan begins with a 20% payment upon booking, followed by payments linked to specific dates and construction completion rates, with the last payment of 30% upon completion.

The project allocates five levels of facilities and services, including the ground floor, mezzanine and three additional floors, including business lounges, meeting rooms, fitness facilities, health and relaxation, as well as outdoor terraces, spaces for events and social meetings, a club with joint facilities and interactive game areas.
The Berkeley Tower also includes a robotic parking system, and double-storey elevators with a destination control system, with the aim of improving the efficiency of movement inside the building.
The project is located in Business Bay, with easy access to Downtown Dubai, Dubai International Financial Centre and the emirate’s main transport networks.
Joseph Thomas, co-founder of Ellington Properties, said: “Berkeley Tower reflects the company’s drive to expand its commercial portfolio and develop business environments that keep pace with the needs of companies and their employees, by combining office space, facilities and services.
He added that the project embodies this vision on the largest scale within Ellington’s commercial portfolio so far, and determines the company’s direction for the next phase while continuing to strengthen its presence in the sector.
For his part, Benoy Kurian, CEO of Al Hamra Group, said that Dubai’s position as a global business hub supports the demand for high-quality commercial projects in locations linked to major transport networks, explaining that the partnership brings together the expertise of the two groups to develop a project that contributes to the growth of the Business Bay region.
In July 2025, Al Hamra Group announced its readiness to launch its first project in Dubai, as part of its approach to expand in other markets in the country, without disclosing the name or details of the project at the time.
Al Hamra’s business covers residential, retail, hospitality and leisure sectors, while Ellington’s portfolio includes residential projects in Dubai and Ras Al Khaimah.
