Dubai United Arab Emirates
The founder of "Emaar Real Estate", Mohammed Al-Abbar, said that the company does not offer discounts on the prices of its real estate units, and does not make adjustments to payment plans, even in cases of slowing sales, explaining that this policy aims to protect the rights of former buyers and maintain their confidence in the company's projects.
Al-Abbar explained, during a dialogue session within the summit of "RISE" (RISE) on Wednesday, October 14, 2026, that the sale of a residential unit at a specified price and then the launch of a similar unit in the same building at a discount of up to 50% for a new buyer represents harm to investors who bought their units at original prices, according to "Emirates Today".
Developer Discounts and Liquidity
Alabbar pointed out that some real estate developers in Dubai may resort to providing significant discounts to provide the necessary liquidity to meet their financial obligations, especially companies facing high levels of indebtedness.
He stressed that these practices do not necessarily reflect a general trend in the real estate market, explaining that the situation of each developer varies according to his financial capacity, the size of his obligations and the levels of liquidity available to him.
Alabbar: Real estate prices in Dubai are still competitive compared to a number of global markets
Are Dubai real estate entering a price correction phase?
In response to a question about the entry of the real estate market in Dubai into a stage of price correction, Alabbar explained that the movement of prices varies from one project to another, according to a number of factors, most notably the site, the real estate developer, its financial strength, and debt levels.
He added that some companies may have to lower prices to secure the cash flows they need to continue their business, while companies with stronger solvency can maintain selling prices without resorting to large discounts or concessions.
Expectations of a decline in prices until 2027
With regard to expectations that real estate prices in Dubai may fall by between 5% and 15% until 2027, Alabbar avoided providing a specific forecast for the price path, stressing that the market valuation should not depend only on short-term price fluctuations.
He pointed to the importance of looking at broader indicators when evaluating the performance of the real estate sector, including the level of demand, the quality of projects, their locations, and the ability of developers to meet their financial obligations.
Dubai maintains its investment attractiveness
Alabbar pointed out that real estate prices in Dubai are still competitive compared to a number of global markets, including London, Singapore, Chicago and Mumbai.
He stressed that this price difference, along with other factors related to Dubai’s investment attractiveness, continues to support the emirate’s position as one of the most prominent real estate markets that attract investors from inside and outside the region.
