BEYOND Developments, a subsidiary of Omniyat Omniyat Group, has launched The Yards Plaza, which includes 272 offices spread over four buildings in the City of Arabia area within Dubailand, on Sheikh Mohammed bin Zayed Road, to be completed during the third quarter of 2029, becoming the second project in the Dubai commercial real estate sector.
The Yards Plaza is part of the masterplan for The Yards in Dubai, which Beyond announced its launch in June 2026 with a development value of about $1.09 billion (AED 4 billion) and extends over an area of 165,000 square meters in the City of Arabia area of Dubailand.
The project is located on Sheikh Mohammed Bin Zayed Road, near IMG World of Adventure and Global Village. According to the information published on the company’s official website, the project is about 3 minutes by car from IMG Adventure World, 10 minutes from Global Village, and 20 minutes from Downtown Dubai, according to the company’s estimated driving times.
Dubai Office Market
The launch of the project comes at a time when office sales in Dubai amounted to about $5.5 billion (AED 20.16 billion), through 3,695 transactions during the first nine months of 2026, according to the analysis of Dubai Land Department data, where office sales accounted for about 80% of the total sales value.
Office sales in Dubai in September were around $504 million (AED 1.85 billion), an increase of nearly 54 per cent compared to the same month in 2025.
Second Beyond Commercial Projects in Dubai
The Yards Plaza marks a new expansion of Beyond in the office sector, following the launch of its first 31 Above commercial project in Dubai Maritime City, all of which the company has announced the sale of all its units.
The new project includes 272 offices spread over four buildings, as well as spaces for retail stores, restaurants, meeting and rest areas on the ground floors.
The architectural design of the project is based on the Mediterranean character, with the distribution of buildings around corridors, green spaces and external terraces, as well as facades that allow natural lighting to enter the workspaces.
