Average annual rents required for apartments and villas in Sharjah’s 30 most searched residential areas have increased since the beginning of 2026, compared to 2025, with increases of 30.6% for villas and 12.5% for apartments in some areas, according to Bayut data published by Al Khaleej newspaper.
The data showed a discrepancy in rental prices between the regions, as the average annual rent required for apartments in the areas covered by the published figures ranged between about $7,225 (26,535 dirhams) in the spring and 18,570 dollars (68,200 dirhams) in the mamzar, while the average rent of villas ranged between $18,930 (69,521 dirhams) in Qadisiyah and $61,406 (225,515 dirhams) in the city of Talal.
All fifteen of the most searched for apartments for rent, as well as the fifteen most searched for villas, recorded an increase in the average annual rents required, with different rates of increase from one region to another.
Apartments rental prices in Sharjah 2026
Muwaileh Al-Matrakiya topped the list of the most searched for apartments for rent in Sharjah, with an average annual rental requirement of about $11,110 (AED 40,800), an increase of 8.2% compared to 2025, when the average was about $10,268 (AED 37,709).
The metaphor came in second place in terms of searches, with an average annual rent of about $ 14,560 (53,471 dirhams), an increase of 3.3%, followed by Al-Nahda with an average of $12,770 (46,896 dirhams), an increase of 2.7%.
In other regions, the average required annual rent was about $13,506 (AED 49,600) in cooperation, an increase of 5.3%, compared to $16,045 (AED 58,925) in Al Khan, an increase of 3.6%, while the average in Zahia reached $15,194 (AED 55,799), a growth of 7%.
The list of areas that attracted the attention of apartment seekers also included Qasimiya and seriousness, according to published data.
The highest areas in the rents of apartments in Sharjah
Al-Mamzar and Al-Nabaa recorded the highest increase in the average annual rents required for apartments between the main areas covered by the report, by 12.5% each.
Despite the equal rate of increase, the average annual rent in Al Mamzar was about $18,570 (AED 68,200), compared to $7,225 (AED 26,535) in the spring, with an annual difference of about $11,345 (AED 41,665).
The station was among the areas that witnessed the largest increases, by 12.4%, bringing the average annual rent required to about $ 9,788 (35,948 dirhams).
According to published prices, the lowest price in terms of average annual rent for apartments between the areas for which specific figures were available, followed by the station and then Muwaileh Commercial.
