Saudi Arab National Bank’s retail mortgage portfolio increased to SAR 29.64 billion by the end of September 2026, compared to SAR 26.84 billion in the same period in 2025, recording a growth of 10.4%, an increase of SAR 2.80 billion, according to the bank’s interim financial statements.
Mortgage finance grows 7.9% since the beginning of the year
The financial statements showed that the mortgage portfolio of individuals increased from SAR 27.48 billion by the end of December 2025 to SAR 29.64 billion by the end of September 2026, an increase of about SAR 2.16 billion and a growth of 7.9% during the first nine months of the year.
The net mortgage, after deducting the expected credit losses allocation, amounted to about 29.55 billion riyals, compared to about 26.73 billion riyals at the end of September 2025, an increase of 10.6%.
Mortgage Finance Represents 52% of Individual Loans
Mortgage finance accounted for 52.1% of the total retail loans held by Arab National Bank, amounting to SAR 56.87 billion at the end of September 2026.
The personal finance portfolio amounted to about 23.40 billion riyals, while car financing recorded 2.23 billion riyals, and credit cards amounted to 1.60 billion riyals.
These figures indicate that mortgage financing represents the largest component of the bank’s retail loan portfolio, ahead of personal finance and other credit products.
Non-working mortgage finance is SAR 65 million
The value of non-working mortgage financing at Arab National Bank amounted to SAR 65.16 million at the end of September 2026, compared to SAR 53.30 million in September 2025.
It increased to the total mortgage portfolio from about 0.20% to 0.22% during the same period.
In contrast, the provision for expected credit losses for mortgage financing decreased to 81.80 million riyals, compared to 105.36 million riyals at the end of September 2025.
The growth of mortgage financing and its role in the residential market
The increase in Arab National Bank’s mortgage portfolio reflects the continued growth of the equity of housing-related finance for individuals, at a time when bank financing is one of the main sources of financing for housing purchases in Saudi Arabia.
The data shows that the real estate portfolio grew by 10.4% year-on-year and by 7.9% since the beginning of the year, but these ratios reflect the growth of the existing financing balance, not the volume of new financing granted by the bank during the period.
These indicators provide a picture of the bank’s mortgage trend and its importance within the lending activity for individuals in the Saudi market.
