Ohana Development has announced the sale of 92 per cent of the second phase of the Manchester City Yas Residences by Ohana project, located on the waterfront of the Yas Canal in Abu Dhabi, in less than 48 hours from the start of sales, with all townhouses and duplexes offered in the entire phase.
The second phase includes 619 housing units, which means the sale of about 570 units, according to calculations based on the percentage of sales announced by the company, while Emirati citizens accounted for 53% of buyers, compared to 47% for international investors and residents in the UAE.
The total value of the Manchester City Yas Residences project is about $4.08 billion (15 billion dirhams) and includes more than 2,000 residential units. In March 2026, Ohana announced sales of $1.63 billion (AED 6 billion) within 72 hours of the launch of the first phase, which was sold out.
The prices of townhouses and duplexes in the project
The second phase includes two- and three-bedroom townhouses, duplex units, four- or five-bedroom villas, with 30/70 payment plans for UAE nationals and 35/65 for buyers of other nationalities.
According to the prices published on the official website of the project, the average price of two-bedroom townhouses is about $1.02 million (3.75 million dirhams), with a building area of 1938 square feet, while the average price of three-bedroom townhouses is about $1.25 million (4.6 million dirhams), with a building area of 2228 square feet. The average price of duplex units is about $1.43 million (5.25 million dirhams).
Residential project on an area of 1.67 million square meters
Ohana’s Manchester City Yas Residences project spans a total area of 1.67 million square meters on the waterfront of the Yas Canal in Abu Dhabi, with more than 55% of the masterplan for gardens and green spaces allocated.
The project includes Manchester City Training Academy, fitness, wellness and hospital facilities, as well as City Café and City Lounge, a sports club in the marina that offers water sports activities, and a waterfront walkway that includes shops, restaurants and recreational facilities.
The project is the first residential complex in the world to be branded by Manchester City, under the partnership announced by Ohana and the club in January 2026, before the project was officially launched in February of the same year.
