The average area of the apartment sold drops to 156 square meters
The average area of apartments sold in Saudi Arabia was 156 square meters during September 2026, compared to about 161 square meters during September 2025, a decrease of 3.11%. The average also fell from 160 square meters in August to 156 square meters in September.
The decrease in the average area in conjunction with the decline in the value of the transaction indicates that part of the decline in the average price of the apartment may be related to the different sizes of the units sold, and not to the change in the price per square meter alone.
Average apartment value declines as sales improve in third quarter
Data for the first nine months of 2026 reveals a 29% decrease in the value of residential sales and the number of purchase deals by 23%, while the third quarter recorded the highest value of sales and the number of deals during the year.
For a citizen wishing to buy an apartment, the decline in the average value of the deal to about 616 thousand riyals in September is an indicator worth pursuing, but the evaluation of purchase opportunities requires comparing the prices of similar apartments in terms of city, neighborhood, space and quality of construction, instead of relying on the general average alone.
