The average value of the residential land sale deal in Saudi Arabia fell to 477,811 riyals during September 2026, compared to 616,875 riyals in the same month of 2025, a decline of 22.54%.
This decline comes in light of efforts to increase the real estate supply, including the real estate balance program in Riyadh, which aims to provide residential land to citizens at prices not exceeding 1500 riyals per square meter.

Residential land sales fall 42%
The value of residential land sales in Saudi Arabia amounted to 70.46 billion riyals during the first nine months of 2026, compared to 122 billion riyals during the same period in 2025, a decrease of 42%.
The first quarter recorded sales of 22.65 billion riyals, and the second quarter 23.76 billion riyals, while sales rose to 24.05 billion riyals in the third quarter, despite a decrease of 22% compared to the third quarter of last year.

The number of deals drops to 96.65 thousand deals
The number of residential land sales decreased to 96,650 during the first nine months of 2026, compared to 140,475 during the corresponding period of 2025, a decrease of 31%. The third quarter recorded 34,106 deals, compared to 32,503 in the second quarter and 30,041 deals in the first quarter, indicating an improvement in numerical activity during the year, although it continued to decline on an annual basis.

The average value of residential land reaches 478 thousand riyals
The data showed an average value of the sale of residential land to 477,811 riyals in September 2026, compared to 616,875 riyals in September 2025, a decrease of 22.54%, a difference of about 139,000 riyals.
The average also fell from 654,179 riyals in January to about 478,000 riyals in September, a decline of nearly 27 percent in eight months. This decline is an important indicator for the citizen wishing to buy land to build his house, taking into account the difference in prices according to the city, neighborhood and land location.
