Egypt
Recent data revealed that net foreign investment in Egyptian real estate increased to $2.8 billion during the fiscal year 2025/2026, compared to $1.9 billion during the previous fiscal year, an increase of about $900 million, a growth rate of 47.4%.
According to the balance of payments report issued by the Central Bank of Egypt, the proceeds of the sale of companies and productive assets to non-residents recorded a net inflow of $433.2 million during the fiscal year ending in June 2026, compared to about $399.8 million during the previous fiscal year.
In contrast, loans from parent companies for investment recorded a net repayment of $480.4 million during the fiscal year 2025/2026, compared to a net repayment of $381.6 million during the previous fiscal year.
This rise comes in conjunction with government moves aimed at regulating foreign ownership of real estate in Egypt. Last month, the Egyptian Ministry of Justice finalized a draft law to regulate the ownership of non-Egyptians of built-up real estate and space land, in a move aimed at contributing to the stimulation of foreign investment in the real estate market.
Last August, within the framework of regulating the real estate market, Egyptian President Abdel Fattah al-Sisi directed the formation of a committee to inspect the ongoing projects in various governorates, verify compliance with the delivery dates and contracts concluded with buyers, and complete the infrastructure work, with accountability for violators.
The Egyptian government is currently working on preparing a legislative framework to regulate the real estate development activity through a draft law to establish the Egyptian Federation of Real Estate Developers, which includes the development of rules for the classification of companies, the regulation of the sale of real estate units, the protection of customer funds, and the identification of mechanisms to deal with troubled projects.
These moves are aimed at strengthening the discipline in the real estate market, protecting the rights of buyers, while maintaining the sector’s attractiveness for foreign investment and supporting its continued growth.
