Sharjah, United Arab Emirates
Rental returns in Sharjah range from 8% to 12%, according to the estimates of Engineer Raymond Khuzami, Vice Chairman of Thuraya Real Estate Company. These estimates were presented during the session "Real Estate and its role in driving economic growth" within the "Sharjah Investment Forum 2026", in conjunction with the registration of real estate transactions worth $ 12.7 billion (46.8 billion dirhams) in the emirate during the first nine months of the year, and attracting about 10,000 new investors from more than 130 nationalities.
Rising rents are prompting some tenants to consider buying housing units, while investors tend to hold their properties to take advantage of long-term rental income rather than reselling them for quick profits, Khazami said.
He pointed out that buyers have become more scrutinized in the quality of finishes, interior design, distribution of space, maintenance and after-sales services, with growing demand for larger apartments suitable for families. He added that the entry of new real estate development companies into the market increases competition and pushes developers to improve their projects and services.
He pointed out the importance of infrastructure and services in enhancing the attractiveness of residential areas, pointing out that buyers and investors put the ease of access and quality of the surrounding area and the availability of facilities in taken into account along with the specifications of the property.
For his part, Yousef Al-Mutawa, Executive Director of Real Estate at Shurooq, said that the success of residential projects is not measured by sales and the speed of selling units alone, but includes the experience of residents after their move and the availability of facilities and services promised when buying.
He explained that “Shurooq” takes into account the needs of the population and sustainability in the planning and development stages, through the provision of daily services within the residential complexes, reducing the need for mobility, as well as practices aimed at managing the cost of living and reusing resources. The company’s portfolio includes Sharjah Sustainable City, Maryam Island and the Ajwan Project in Khorfakkan.
Obaid Abdulrahman Al Mazloum, Director of Real Estate Entrepreneurship at Sharjah’s Department of Real Estate Registration, said that the clarity of legislation, transparency and protection of the rights of investors and developers are key factors to enhance confidence in the market. He said the investor was looking for security and clear regulations before assessing potential financial returns.
Al-Mazloum pointed to the growing interest in the units under construction and integrated residential complexes, explaining that the “Aqari” platform provides services that include the registration of development projects, initial sales contracts, resale and escrow accounts. Trading data and detailed market information allow investors and developers to make informed decisions.
The session was attended by Khuzami, Al-Mutawa and Al-Mazloum, and was moderated by Hazza Ibrahim Al-Mansouri, CEO of Mal Properties and Group Business Development Manager at Yas Technology Holding.
