The latest real estate price data in Dubai in September 2026 showed an 8.3% year-on-year decline in the average price of apartments, while the average price of villas’ square foot fell by 7.7%, while the average price of townhouses fell by 13.3%, according to data from DXB Interact, which specializes in real estate data, which was seen by Al Masdar Real Estate platform.
The data revealed a clear disparity in the price movement of apartments and villas in Dubai in addition to townhouses, whether between properties sold directly from real estate developers in Dubai, which constitute the primary market, or real estate traded in the resale market, i.e. the secondary market, with villas sold from developers recording the highest rise in the price of square foot by 21.8% compared to September 2025.
These indicators are based on the intermediate price of real estate transactions, which is the price at which half of the recorded trades fall above and the other half below it, not the average price.
