Riyadh, Saudi Arabia
Banque Saudi Fransi recorded a growth in the mortgage portfolio of individuals by 17.9% year-on-year, rising to SAR 25.45 billion by the end of September 2026, compared to SAR 21.58 billion in the corresponding period of 2025, an increase of about SAR 3.86 billion, according to the bank’s interim financial statements.
This growth in the bank’s existing real estate financing balance, which has also increased by about 3.15 billion riyals since the beginning of the year, compared to its level of 22.29 billion riyals at the end of December 2025, with a growth rate of 14.1% in nine months.
Mortgage finance exceeds half of personal loans
According to the financial statements, the mortgage portfolio accounted for about 50% of the total personal loans of various products at Banque Saudi Fransi, which amounted to about 50.83 billion riyals at the end of September 2026.
The rest of the portfolio was distributed between personal finance worth 16.18 billion riyals, car rental financing of about 8.15 billion riyals, and credit cards worth 1.05 billion riyals.
These figures show that mortgage financing represents the largest financing products directed to individuals at the bank in terms of the existing balance.
Net mortgage financing is SAR 25.34 billion
After calculating the provisions for the decrease in value, the net mortgage portfolio amounted to about 25.34 billion riyals at the end of September 2026, compared to 21.51 billion riyals in the same period last year, an increase of approximately 3.83 billion riyals.
With regard to the quality of the portfolio, non-performing mortgages rose to 115.54 million riyals, compared to 61.91 million riyals at the end of September 2025, while their ratio to total mortgage financing amounted to about 0.45%.
The reduction provisions related to mortgage financing also increased to SAR 102.65 million, compared to SAR 70.44 million a year ago.
Expansion of the real estate portfolio during 2026
Banque Saudi Fransi’s results show that its real estate portfolio will continue to expand during the first nine months of 2026, with the balance of real estate financing increasing by 14.1% since the end of last year.
The growth of the portfolio reflects the increase in the bank’s existing mortgage balance, but does not necessarily represent the value of new housing finances granted during the period, as the portfolio is affected by grants, repayments and credit changes.
These data provide an indication of the development of mortgage financing activity at Banque Saudi Fransi, and the importance of this activity within the retail finance portfolio in the Saudi market.
