DAMAC Hills 2 ranked second among Dubai in terms of the number of ready-made villa sales during the third quarter of 2026, recording 225 deals, while the average price of the villas in the complex was about $287 (1,054 dirhams) per square foot, according to data from REIDIN and Bayut.
Redden’s report on the residential and office market in Dubai during the third quarter of 2026 showed that DAMAC Hills 2 came behind the DAMAC Lagoons complex, which topped the list with 233 deals to sell ready-made villas, with only eight deals.
The region of cities ranked third with 129 deals, followed by Arab Ranches 3 and springs with 85 deals each.
Prices of Villas in DAMAC Hills 2
On the price side, Bayut’s report for the third quarter of 2026 showed that the average price of the villas’ bid in DAMAC Hills 2 was about $287 (1,054 dirhams) per square foot.
The complex was among the most popular areas for those looking to buy villas in the economic price category in Dubai during the period from July to September 2026, according to search trends on the Bayut platform.
These prices reflect the averages of properties for sale on the platform, not necessarily the actual average prices of transactions registered with the Dubai Land Department.
DAMAC aims to deliver more than 1,500 villas in 2026
On the new residential supply, DAMAC Properties announced in September 2026 that it aims to deliver more than 1,500 villas at the DAMAC Hills 2 complex this year.
The company explained that the complex extends over an area of about 55 million square feet, and includes about 11 thousand completed houses, distributed over residential neighborhoods, including villas and townhouses.
The villas targeted for delivery fall within the company’s 2026 program, and do not necessarily mean that all of these units have already been completed or delivered until the end of the third quarter.
