Dubai-based Meraki Developers has announced its intention to launch a mixed-use project in Dubai South in November 2026, coinciding with the expansion of its portfolio of projects under development in the emirate to seven projects worth nearly $1 billion and about 2,400 residential units under construction.
The move is part of the expansion of the Meraki Group, which is based in the UAE and Singapore and operates in the real estate, construction and education sectors.
New project in Dubai South
Ajay Rajandran, founder and chairman of Miraki Group, said that Dubai’s entry into the South represents a new step in the group’s growth, pointing out that the company sees opportunities in the region, supported by the development of infrastructure, connectivity networks and the growth of the residential community.
Through the new project, which he referred to as Celeste, the Group aims to deliver designs that meet the needs of the population and support the long-term value of real estate.
According to the statement, the project will focus on design, smart housing solutions and facilities related to daily life, with details to be announced during the period leading up to its official launch. The statement did not contain information on the value of the project, the number of units, their prices or the date of completion.
Project Delivery and Rental Performance
The group said it has completed more than 100 projects in the UAE, including residential and commercial projects, hospitals, educational institutions and recreational facilities, based on more than 25 years of experience in its business sectors.
The percentage of units delivered without feedback called for treatment in The Haven I was 73%.
On the level of rents, the group said that the rent of one-bedroom apartments in the project is about 20.4 thousand dollars annually (75 thousand dirhams), compared to an average of about 17.2 thousand dollars (63 thousand dirhams) in the surrounding area, a difference of about 19%, according to the figures contained in the statement.
Miraki Developments relies on internal design, engineering and contracting capabilities to implement its projects and aims to join the list of the top 10 developers in Dubai by 2030, according to the company’s plans
