Dubai United Arab Emirates
The new residential supply in Dubai saw an increase in completed real estate units, with 12,382 new residential units completed during the third quarter of 2026, a growth of 31% compared to the same period last year, according to an analysis published by the real estate brokerage company Allsop & Allsop, based on data from the Dubai Land Department.
The completion of these projects reflects the entry of new residential units into the emirate’s real estate supply, providing additional options for buyers and tenants in areas where there is increased development activity.
The report pointed out that the increase in the number of completed housing units in Dubai contributes to the expansion of the options available in the rental and resale market, with the impact of the new supply varying between residential areas, especially modern complexes that witness the completion of apartment and townhouse projects, compared to the existing areas that suffer from limited supply of villas.
Completion of real estate projects and increase of housing supply in Dubai
The report pointed out that the real estate sales data reflects the levels of demand and the activity of buyers, while the data on the completion of residential projects is an indication of the size of the new real estate supply that actually enters the market.
Projects that sold their units on the map before the years of construction continue until completion, regardless of the short-term changes in real estate sales activity.
The completion of the new housing units contributes to the absorption of population growth in Dubai, especially in the apartments and townhouse sectors, which have witnessed extensive development activity over the past years.
The Impact of New Residential Units on Dubai Rentals
According to Alsup & Allsop, the completion of residential projects provides additional options for tenants, with modern apartments and units entering the rental market in Dubai, characterized by new facilities and equipment.
The company explained that the areas that witness the completion of large numbers of units during a close period may provide tenants with better opportunities to negotiate the terms of the lease, including the number of payment payments and the dates of move to the property.
But the impact of increasing housing supply is not evenly distributed across all regions, as existing residential complexes with family villas and limited new supply remain more competitive.
