Dubai recorded 31.2 thousand new residential leases during September 2026, in light of the high demand for renting residential properties, while the total leases registered through the Ejari system, including residential and commercial contracts, about 96 thousand contracts, an increase of 15.8% compared to August, a report issued by the real estate platform Property Finder Property Finder.
According to a press release, Property Finder reported that Dubai recorded the highest monthly number of residential leases during the current year, including new and refurbished contracts, while the monthly growth rate of new residential contracts in September exceeded the rates recorded during the same month of 2024 and 2025, indicating that the increase in rental activity is not related to seasonal factors alone.
The statement pointed out that the registration of leases within a few days of signing them makes the data «Ejari» a direct indicator of the levels of actual demand in the real estate market in Dubai.
Demand for apartment and villa rentals in UAE
Property Finder data showed that inquiries related to residential rentals in the UAE increased by 53% in September compared to February 2026, recording the highest levels during the year.
Enquiries for apartment rents grew by 57% compared to February, compared to a 36% increase in inquiries related to villa rentals and townhouses.
According to the data, inquiries about apartments exceeded February levels by 50% or more in all categories of residential units according to the number of bedrooms, while one-bedroom apartments recorded the highest growth rate of 64%.
On the budget level, inquiries about renting homes that cost less than AED 150,000 per year increased by more than 60% compared to February, in a sign of growing interest in residential properties within this rental segment.
