New non-resident investors recorded about 78,000 investments in ready-made properties and on the map in Dubai during 2025, compared to about 55,000 in 2024, while their investments amounted to about $ 36.5 billion (AED 134.1 billion).
The data of the annual report of the Dubai Real Estate Market, issued by the Dubai Land Department, a copy of which was seen by Al Masdar Real Estate, showed that new investors led the growth of non-resident activity during the year.
According to Al Masdar Real Estate calculations based on the numbers contained in the report, the number of new non-resident investments in Dubai real estate increased by about 23,000 investments during 2025, an increase of nearly 42% year on year. This ratio concerns the number of investments, not their financial value or the number of investors.
$27.3 billion in real estate on the map
The detail in the report revealed that new non-resident investors recorded 66,175 investments in Dubai real estate on the map during 2025, with a value of approximately $ 27.3 billion (100.1 billion dirhams).
In ready-made properties, the same category recorded 11,530 investments worth about $9.3 billion (AED 34 billion), bringing the total of its investments in the two categories to 77,705.
According to Al Masdar Real Estate calculations based on this data, real estate on the map accounted for about 85.2% of the number of investments of new non-residents in the two categories, and about 74.6% of their value.
High activity of frequent non-residents
The growth of non-resident activity has extended to frequent investors, as the number of their investments increased from about 11 thousand in 2024 to about 15 thousand in 2025, according to the figures in the report.
Detailed data showed that they recorded 11,612 investments in real estate on the map, worth approximately $5.6 billion (20.4 billion dirhams), in addition to 3,572 investments in ready-made real estate, worth about $2.8 billion (10.1 billion dirhams).
